Luxury Riverside Apartments Will Complete Volunteer Landing Plan, Boost Downtown

The Knoxville Landings, LLC, told the KCDC Board today that a new luxury apartment community located alongside the Tennessee River in downtown Knoxville will begin construction in April. The project is the final phase of Volunteer Landing development.
KCDC previously approved the project and heard a final report today. KCDC provided design review and oversight through its development team staff and Executive Director and CEO Alvin Nance.

The Knoxville Landings, LLC, told the KCDC Board today that a new luxury apartment community located alongside the Tennessee River in downtown Knoxville will begin construction in April. The project is the final phase of Volunteer Landing development.
KCDC previously approved the project and heard a final report today. KCDC provided design review and oversight through its development team staff and Executive Director and CEO Alvin Nance.
"KCDC is pleased to have assisted in bringing this project forward because of its importance to continued downtown development," Nance said. "This apartment community is an excellent complement to downtown development and was envisioned in the original redevelopment plan for Volunteer Landing."
The Landings will feature 150 residences comprised of one, two and three bedroom layouts. Every unit will have a private outdoor terrace, a view of the Tennessee River and the Great Smoky Mountains, hardwood floors, 10-foot ceilings, granite countertops and stainless steel appliances.
Construction will also incorporate numerous green features such as Energy Star appliances and lighting, upgraded insulation, low-e windows and radiant barrier roof sheathing. Community amenities will include a riverside outdoor recreational plaza, a heated saltwater pool, and a fitness center.
The project will also bring public improvements that include 40 daytime limited use public parking spaces, public access to the greenway, landscape and lighting greenway enhancements, and a public riverside plaza area.
"The Landings will be the final phase of the Volunteer Landing development which has brought the Volunteer Landing public spaces, Ruth’s Chris (formerly Regas Tavern) restaurant, Promontory Point Condominiums, the Riverside Condos, and other numerous improvements to the Knoxville downtown riverfront and greenway," said Jim Bush, chairman of Johnson & Galyon construction, who helped develop the concept of The Knoxville Landings project.
The project starts construction in April 2010 and is scheduled to be completed by July 2011.
The Knoxville Landings, LLC, developed its concept in close coordination with KCDC, and DVL, LLC. Aaron White is the president the Knoxville Landings, LLC. Jim Bush is the president and owner of DVL, LLC, which is the master developer of Volunteer Landing created by the City of Knoxville in 1993. Financing is in place, White told the KCDC Board.
